TOP 10 TRICKS and HACKS To Zhoosh Your Property Up to Increase Buyer Connection... and thus Achieve a Better Price  Here’s a quick fire, off the top of my head, download of the most common and easy things that you can do, which have made a real difference in getting places ready for market. These nuggets come from experience selling over 400 homes of all sizes and types and many thousands of buyer showings and conversations yelling about impressions.Think of it as a selling ‘warrant of fitness’.  Make a list and let’s go checking them off ✔️

  1. Light up those darker rooms - replace soft yellow light bulbs with high wattage white light bulbs – lights, camera… action!  Check all bulbs in ceilings and lamps work!  Paint-out that dark wall which was a good idea in the 90’s – it’s now light and the room looks bigger!  Oh and let’s get all those nets down… look at all the light and greenery… oh and is that the neighbours bedroom lol…put that one back up 😂.

  2. Wash the house and gutters - Goodbye green motif!  And FYI gutter plants or overflowing gutters are never a good look.

  3. Remove excess furniture and set-up rooms to maximise space – think less ‘group therapy format’ for the lounge and more a ‘two guest talk show’!  Four sets of drawers, a chest plus a sitting chair in the bedroom is just too much.  Pro-tip – some sets of drawers may fit into wardrobes!  A storage lock-up can be your friend here or some pro-level tetris stacking in the good ole garage 😂.

  4. Remove surface clutter - no keep going... and some more… and again… you can do it… that’s it!  Oh and all that stuff on top of your kitchen cupboards needs to go too... bingo! 

  5. Cut back those overgrown trees or bushes eating up the section, blocking light, obstructing views or encroaching over paths – think less jungle perilous adventure... and more garden tea party 🫖... with pinky finger sticking out! 

  6. Wash and treat any stains, mildew or mould on bathroom ceilings – this may be enough or you may need to re-paint.  While you’re at it take down any curtains with mildew staining and/or replace through the house.

  7. Spruce up the main entrance – Maybe paint the door and steps, add some potted colour... tadaaa!  Did we mention first impressions?

  8. Replace that buggered carpet – if your carpet looks like the floor of a 1970’s disco or is threadbare, let’s talk.  New carpet feels great to walk on and lifts a room.  Go cheaper, it’s a profit maker and it can add a more modern impression!  

  9. Set-up a nice outdoor area that can be enjoyed – is there outdoor living?  Does said outdoor living involve garden refuse, a rusty bath, old beer cans and a set of dead plants?  Let’s zhoosh it up or add a space where there isn’t one.  Prop options? Table, chairs, firepit, fairy lights, potted plants... Remember pavers or low decks don’t need permits… just a trip to Bunnings or Mitre-10 and a free Saturday.  Trellis screens can be a good and cheap addition for privacy or to define a space too! 

  10. Deep clean!   We can’t stress this enough – the property needs to look and smell clean.  Nobody says anything if it’s been done funnily enough BUT if it’s not done noses will wrinkle and you’ll hear all about it and the work needed which now appears worse... impressions!  Pets?  Keep good airflow or use plug-ins and odour neutralisers for couches.
