How Are Wellington House Prices... and What Does it Mean for Buyers and Sellers 🤔

The latest REINZ House Price Index figures for December show that Wellington house prices reduced by 0.3% in December and by 0.0% for the 3 months to December. 

Given the Wellington median house price was $820,000 in November, that translates in dollar terms to a fall of $2,460 in December and a fall of $ZERO for the 3 months to December.

What does this time in the market mean….?

If You’re A Buyer:

Now is a good time to be looking to purchase as the year opens and more stock arrives giving greater choice.  It’s also on the back of a period of price reductions and now is a market where sellers are more realistic. 

Our Tip… don’t leave buying too long though as with rates continuing to ease more buyers are entering the market as will investors shortly. 

If You’re A Seller:

The market is fine for sale as long as you are doing the right things.  You can add much more value than the above dollar figures simply by how your prepare your property and by the strength of your representation in negotiating for you.  Case in point, our last property sale firstly went over seller’s price expectation and secondly it then went beyond this getting an extra $10,000 over asking price with multiple offers. 

Our Tip… A clever preparation plan for your property pays dividends and is where you start.  But be careful, listing your property isn’t selling your property.  Top negotiators trump cheap agents every time, taking into account sale result.  Two agents might provide you with a similar appraisal… but one will sell it (and find its true best value) and the other may sell it but it will likely be for less.  That’s the gamble you take or not when you pick a representative.
