With great weather upon us, here’s a hit list of things you can do on the outside of your property to prepare for market and a prompter better sale. The Outside FirstIn this article, let’s talk about the outside giving some tips and hacks. Next week we’ll talk about the inside. Here’s some quick go-to’s to consider that can lift things depending on how they look:
When buyer’s pull up at your curb, how does it look for them?
Trim the hedge or trees and paint the fence,
Replace the letterbox,
Put a nice clear street number on the fence, letterbox or house.
As buyers walk up the path to the door…what are their eyes on? The house of course! And for quite a few minutes!!
Clear away growth over paths and waterblast them.
Potholes? Hello, builders mix and drymix asphalt!
Have the house washed and gutters flushed/cleared.
Weed gardens and create a small garden feature in front of (or along the front of) the house - get some weed mat down, bark or pebbles, and add pots with plants and colour.
Create a nice welcoming entrance – repaint the front door an attractive colour, and/or repaint the step if needed. Replace the doormat, add some potted colour.
As buyers will walk around the outside, what are they seeing?
Tidy up the section and top or cut back any trees that are blocking light into the house.
Cut back any overgrown trees or bushes that are eating up lawn areas to maximise a sense of outdoor space.
Do you have a defined outdoor area(s) for entertaining or relaxing that catches the eye and buyers can imagine themselves enjoying? These can be improved or staged-up to create a more attractive space or you can create an area from nothing – think pavers, decking, trellis screening, table and chairs, benches, outdoor lights…the list goes on! A trip down to the hardware or garden store will give you plenty of ideas and you’ll see the ready-made products that help put this together pretty easily these days.
We hope this helps you with a few clues on where to start your prep and what to look at!
